Who fails and who prospers in Real Estate investing?

This is an invitation to debate, guys.

You can lie to your friends, but you cannot lie to me, your tax accountant. I can see your numbers. I can also see numbers from hundreds of other investors. And when I see so many of them, I notice some trends. Certain things just seem to work. Certain other things – not so much.

For a long time, I was thinking about laying it out in the open. Not everyone will be happy to hear this, so what? I’m doing it, folks!

Top 10 things that do NOT work in REI:

  1. “Handyman special”
  2. Out of state investments
  3. Partnerships

Top 10 things that DO work in REI:

  1. Narrow focus
  2. Buying subject-to
  3. Selling with owner financing
